From brief to handover.

Weeks 1–3

Design Coordination

Every Desert Build project begins before a single trade is engaged. We work alongside your architect or design lead — or introduce our own — to finalise drawings, specifications, and material schedules. No scope ambiguity at sign-off means no surprises mid-build.

  • Scope of works document, signed by both parties
  • Finalized design drawings and material schedule
  • Structural and MEP coordination signed off
  • Project programme with milestones agreed

Weeks 2–5 (concurrent)

Permit & Compliance

Desert Build manages every permit, approvals, and compliance filing in-house. Dubai Municipality building permit, NOC applications, Ejari documentation, HSE site safety plans — handled by our team before ground breaks. Our DM-registered Civil Engineer signs and stamps every structural submission.

  • Dubai Municipality building permit obtained
  • HSE site safety plan prepared and approved
  • Insurance certificates issued (PI + workers)
  • All statutory approvals documented for handover file

Weeks 3–6 (concurrent)

Procurement

Every specification is interrogated before it's ordered. We source materials from vetted suppliers, present alternatives at two price points, and recommend based on asset value — not margin. Long-lead items are identified early; no build is delayed by materials not ordered.

Varies by scope

Build & QA

Construction is managed by a single Desert Build site manager — accountable for quality, programme, and safety on every visit. Trades are directed, not left unsupervised. Daily site logs, weekly owner reports, and milestone sign-offs keep you informed at every stage. Third-party QA inspections at structural, MEP rough-in, and finish stages.

Final 1–2 weeks

Handover

Handover is a formal process, not a walkthrough. Desert Build delivers a complete handover pack: as-built drawings, warranties, certificate of completion, all compliance documentation, and a defect liability period that we honour without dispute. The project ends when you're satisfied — not when we say it's done.

Our 12-month DLP is real — not a formality. We respond to defect notifications within 48 hours and close them without dispute. Your property stays pristine.
